What we do about it
- Balance test: the door should stay put at halfway with the opener disconnected. If it doesn't, the spring is out of tune and the opener is doing the spring's job.
- Hardware by number: every hinge, roller, bracket and lag bolt checked and tightened. Loose hardware is where the noise starts.
- Lubrication done right: springs, hinges, bearings and rollers with a garage-door lubricant, not WD-40, which strips grease.
- Safety reverse and sensors: the door must reverse on a 2×4 laid flat on the floor. Force limits set correctly.
- Bottom seal and weatherstripping: replaced when cracked; it's what keeps Florida rain and geckos on the right side of the door.
- A written verdict: what's fine, what's wearing, and roughly how many years the spring has left.

Once a year for a family that uses it as the front door, every two years for a lightly used single-car door. Near the coast, yearly regardless: salt air is hard on springs and cables.
A silicone or white-lithium garage door spray on the hinges, rollers and spring, twice a year. Not WD-40: it's a solvent and strips the grease that's supposed to be there.
Usually yes. A balanced, lubricated 20-year-old door with a healthy spring can go years more. We'll tell you if it's closer to the end than that.
